SEO Real Estate is my lead in.

Questions to answer:

- Is your site optimized, SEO, DAO?
- Do you know what DAO is?
- Hows your keyword linking?
- Are you linking to like-minded business/services?
- Are you using social media, myspace, facebook, youtube, etc..?
- Are you using video and SEM to market those videos?

You can see there are a slew of reasons for traffic not coming and brand awareness not being capitalized in your target market/industry.

From the questions above, read through them and try to answer them. when finding the answer you will come across new and improved ways to get higher rank, more traffic, more leads and increase sales.

If you need help I will analyze your site for free at LAoptimize.com

Another thought totally a big one, are you analyzing? You have to know whats going on with your site from the minute it goes live. In Real Estate the markets are usually saturated, but there are some cool ideas out there.

Richard,
In your case you need to reach households from certain geographical regions (communities surrounding military bases). I agree with your challenge being that most people go through real estate agents / MLS system. But that doesn't mean that certain percentage of sellers wouldn't want to try to use your service. I disagree with suggestion of using direct mail – most likely it will be too expensive for your business (cost per customer will be too high).
I have 2 suggestions for you. [First] – do a pilot advertising in local newspapers. Find a number of specific localized publications around the military bases and place an ad there. Make sure your ad will have convincing explanation of benefits people would gain by listing their properties at your portal vs. Real Estate Agency / MLS. This way you will be able to reach geo-targeted audience pretty inexpensively and see whether you will be gaining extra traffic and customers.
[Second] way might be even more interesting. Goto super popular social networking portal – FaceBook.com and place an ad there. Facebook today attracts almost 1 million of new members per week from all over, from all genders and occupation groups. What super about it is that with your ad you can target people surgically precise – by their age, gender, occupation and even by the city they live in. That's what you want – create a few pilot ads targeting specific cities – and see what kind of results you will be getting. This will not cost you a whole lot and you can control your budget precisely, paying only when people will be clicking on your ad. On a final note – think about tracking visitors – create separate URLs at your portal – one for each advertising campaign so that you could see what kind of traffic (or lack of thereof) you are getting. Don't just direct your ads to main webpage – make prospects go to your tracking URL first and then redirect them. With spring approaching – you might as well see some blip of new customers on your military real estate radar. Best of luck to you!
